The Housing Act 2004 stipulates that all electrical appliances and installations must be checked and tested in accordance with the Safety Regulations in rented accommodation. This is the responsibility of both the landlord or/and agent.
There is no statutory requirement to have an annual safety check on electrical equipment as there is with gas, however, you are responsible to ensure that the electrical fitting and wiring is safe. If you are unable to show you have had the electrics tested by a qualified electrician and an accident occurs you will be liable and can face a criminal sentence
as well as a fine of £5,000.
Your property insurance may be invalidated A report will be carried and will last from between 1hr-2hrs long. If any works have recently been carried out you should advise us before hand.
A periodic inspection report is usually carried out for people who are letting a property or are buying and want to know the condition of the wiring.
If any remedial work is required to bring the wiring up to current standards the electrician will advise you. |
