The electrician report will take approximately an hour on site.

The NICEIC in co-operation with the British Standards Institution, sets the standards for electrical installations and testing of these. The NICEIC Periodic Inspection Report must be presented on special forms. There are about seven different forms which must be used for each report. Each set of forms is provided with a unique reference at the top left corner - this allows the forms to be traced back to the NICEIC registered electrical contractor to whom they were originally supplied.

The Report may contain a set of recommendations necessary to bring the installation up to the current standard. In this instance such items that 'require urgent attention', it is recommended that that these works are carried out by a qualified electrician.

Do I need to have an Electrical Test or get a Certificate?

There is some confusion regarding whether landlords or agents require a periodic electrical report. Some agents believe that they just need to make sure the property is safe. This in essence is correct; unfortunately in order for any evaluation to be taken seriously it need to be carried out by a qualified electrician (NICIEC). The normal format in such cases is for a Periodic Electrical Report to be commissioned which will be valid in most cases for between 3-5 years.

If a report is not carried out and an accident happens the liability will fall on the agent or landlord and they will have to show that they showed duty of care. Insurance companies will only validate a claim if the report was carried out by a qualified electrician or there is up to date evidence that the property has been passed safe and fit for purpose.
