All rental properties now require a carbon footprint to be made. This is valid for up to 10 years on a rental property (unless any changes to the thermal elements are made like a new boiler or any structural change to the fabric of the property.
EPCS are also required if you are selling a property but the EPC is only in this instance valid for three years. However, if you have one and then take the property off the market for more than 28 days you will be required to get a new one.
The survey includes measuring the floor space, constructions, glazing, heating and lighting elements and input the collated information into a software programme that produces a report that grades the property from A-G according to its efficiency and will also give recommendations as to how you can improve the property and what the cost savings would be.
